ES Excavation completed this multi-phase residential site development project in Newtown Township, transforming the property into a fully engineered outdoor living space with a pool house, pool area, custom landscape features, drainage systems, and finished grounds.
The work began in 2023 with installation of the engineered stormwater management system required by the approved plans. We returned in 2024 to complete the remaining excavation and site development work, including pool house foundation excavation, underground utilities, rough grading, retaining wall preparation, custom bluestone planter foundations, driveway infiltration, yard drainage, and final grading.
This project demonstrates the planning, coordination, and construction experience required to complete complex residential excavation work in phases while working alongside engineers, architects, builders, and other contractors.

Site Preparation
The first stage of work included establishing a stabilized construction entrance, coordinating site layout, preparing equipment access, and organizing the work area for the excavation phases that followed. Proper site preparation was especially important because the work occurred around an existing residence and had to accommodate several contractors and multiple construction phases. ES Excavation maintained access while preparing the property for stormwater construction, foundation excavation, underground utilities, and grading.
Stormwater Management
The system was constructed in accordance with the approved engineered plans prepared by Chester Valley Engineers. Careful control of excavation depth, base elevations, stone placement, and system alignment was required to ensure the finished installation performed as designed.
Completing the stormwater system early in the project established the drainage infrastructure needed to support the later pool house, driveway, yard drainage, and landscape improvements.

Foundation & Utilities
After the stormwater work was completed, ES Excavation returned to perform the excavation required for the new pool house. This phase included foundation excavation, footing excavation, building-pad preparation, and underground utility trenching. Utility routes had to maintain the required depths and separation while avoiding other site improvements. The work required close coordination with the architect, engineer, builder, utility contractors, and pool contractor.
Rough Grading
Following the major underground work, ES Excavation redistributed soil, established preliminary elevations, prepared the areas surrounding the pool house, and shaped the property for the proposed hardscaping and landscape improvements. Rough grading created the foundation for positive drainage, construction access, retaining walls, planters, walkways, lawn areas, and the driveway.
Rough Grading
Following the major underground work, ES Excavation redistributed soil, established preliminary elevations, prepared the areas surrounding the pool house, and shaped the property for the proposed hardscaping and landscape improvements. Rough grading created the foundation for positive drainage, construction access, retaining walls, planters, walkways, lawn areas, and the driveway.
Retaining Walls
Retaining walls were incorporated to manage elevation changes and define portions of the outdoor living area. ES Excavation completed the required wall excavation, subgrade preparation, and structural base work before wall installation. Excavation widths, depths, and elevations were controlled so the finished walls aligned with the pool deck, walkways, lawn areas, and surrounding grades. Drainage and separation fabric were incorporated where required.
Bluestone Planters
Separate from the retaining walls, the project included custom masonry planters designed to complement the pool house and surrounding landscape. ES Excavation prepared the planter locations and excavated the structural foundations needed to support the finished bluestone masonry. The work included footing layout, foundation excavation, base preparation, and coordination with the masonry contractor.

Separate from the retaining walls, the project included custom masonry planters designed to complement the pool house and surrounding landscape. Driveway Infiltration
The existing driveway area was reconstructed to incorporate an underground infiltration system beneath the new permeable paver driveway. Work included driveway preparation, infiltration-bed excavation, geotextile installation, stone placement, grading, and final base preparation. The completed system allows stormwater to pass through the driveway surface and enter the stone bed below, reducing surface runoff.
Yard Drainage
A separate yard drainage system was installed to collect and redirect surface water from lawn and landscaped areas. The work included trench excavation, drainage-pipe installation, yard-drain placement, and connections to the larger stormwater system. Pipe slopes and inlet elevations were coordinated with the grading plan so runoff would move away from the outdoor living areas and toward the installed inlets.

Final Grading
After the structures, utilities, walls, drainage systems, driveway, and hardscape work were completed, ES Excavation performed the final grading. The site was shaped to the required finish elevations, transitions were blended into the existing property, and lawn areas were prepared for landscaping and restoration. Final grading directed water away from the pool house and outdoor living areas while creating smooth, usable lawn surfaces.
Completed Project
The finished property includes a pool house, pool, permeable paver driveway, custom bluestone landscape features, retaining walls, underground utilities, yard drainage, and a fully engineered stormwater management system. Much of the excavation and drainage work is no longer visible, but it provides the structural and water-management foundation supporting the completed outdoor living space.
