Complete Residential Site Development
ES Excavation completed multiple phases of residential site development for this property in the Valley Forge Mountain area of Tredyffrin Township, Chester County. The work began with construction access and continued through foundation-related site work, drainage, underground utilities, stormwater management, retaining wall work, driveway construction, grading and final site restoration.
Rather than performing one isolated portion of the job, ES Excavation remained involved as the property moved through multiple stages of construction and the site requirements changed.
Garage Foundation, Backfill & Floor Preparation
Site work included excavation for the new garage foundation and preparation of the surrounding construction area. After the garage foundation walls were completed, ES Excavation returned to backfill and grade around the garage as construction progressed.
Inside the garage, imported stone was placed, graded and compacted to bring the floor area to the proper elevation and provide a stable base for the future concrete slab.
House Foundation Drainage & Backfilling
After the house foundation was constructed, ES Excavation completed foundation drainage and backfilling around the structure as the site work progressed. Drainage stone, pipe and related materials were installed where required before the surrounding grade was brought back in around the foundation.
Yard Drainage & Driveway French Drain
Drainage improvements were installed to collect runoff from both the house and driveway and direct it toward the property’s rain garden.
A solid yard-drain line was installed with gutter leaders branching into the system to collect roof runoff. Along the driveway, a perforated drain pipe was installed as an open French drain to handle runoff from the driveway area. Both drainage systems terminate in the rain garden.
Stormwater Management & Rain Garden
A dedicated stormwater retention basin was excavated and formed for the property’s rain garden. The basin was shaped to the required grades to create a designated collection area for runoff from the site.
After the basin was established, the associated stormwater piping was installed so runoff from the yard-drain and driveway-drain systems could discharge into the rain-garden area before final grading and restoration.
Retaining Wall, Utilities & Slope Stabilization
The changing elevations around the property required excavation associated with retaining wall construction, installation of retaining-wall drainage and backfilling as the wall work progressed.
ES Excavation also excavated and backfilled trenches for new underground electrical and communication services. Along the hillside beside the driveway, random boulders and rock were placed to stabilize the slope and prepare the area for future ground cover.
Driveway Construction, Final Grading & Site Restoration
Stone was imported, graded and compacted to build the new driveway base and establish a stable construction surface. As the major construction phases were completed, ES Excavation regraded the existing driveway and the surrounding site to establish the finished elevations.
Modified stone was then imported and finish-graded on the new and existing driveways. Areas designated by the homeowner for lawn were prepared, seeded and covered with straw as part of the final restoration work.
